How do I take money out of Argentina after selling property?

Last verified: 27 Oct 2026 · Status: Changing

Short answer. Get paid in US dollars, ideally into your own account abroad. If you still live in Argentina, you can buy dollars and wire them to your own foreign account without BCRA approval. If you live abroad and are paid in pesos, the official market needs BCRA approval, so the practical exit is a CCL bond trade through a broker.

As of 26 Oct 2026. Rules in force at that date.

Key rules

Tax first (details in the sale taxes question): individuals selling Argentine property acquired from 2018 owe no income tax on sales from 1 January 2026, whether "resident in the country or abroad" (Decree 406/2026 art. 2; Income Tax Law art. 26(n)). The FX rules are in the BCRA ordered text "Exterior y Cambios" (at 14 Sep 2026, last communication A 8481):

  • Residence decides the route, not nationality. An individual is resident where their centre of economic interest is, presumed after staying or intending to stay one year (point 6.5.1).
  • Resident sellers. They may buy dollars without prior approval or cap if debited to their own account, with evidence of consistent income or assets and a 90 day promise not to buy dollar settled securities (points 3.8.1 to 3.8.5). They may transfer dollars from their local dollar account to their own account abroad (point 3.14.1).
  • Non resident sellers. Any purchase of foreign currency or repatriation of investments needs BCRA prior approval unless listed (point 3.13.1). The exceptions (3.13.1.1 to 3.13.1.14) cover diplomats, pensioners, tourists, direct investment in companies and listed portfolio investments. None covers real estate sale proceeds.
  • Securities route for non residents. A non resident may buy bonds with pesos and sell them for dollars. Settlement must go to their own local sight account or by cable to their own foreign bank account outside FATF high risk lists (point 4.3.2). Each lot must be held 1 business day before the dollar sale (CNV RG 1062/2025, CNV Rules Title XVIII, Chapter V, art. 2). Foreign clients with a CDI or CIE may trade up to ARS 200,000,000 a day (CNV RG 1128/2026, art. 6 ter (a)).

What changes the answer

  • You still live in Argentina. Then points 3.8 and 3.14.1 apply: buy dollars without cap and wire them to your own foreign account the same day. Transfer before you move (parent page, Example 2).
  • Who pays and where. A resident individual buyer can buy dollars without prior approval (point 3.8) and pay you in dollars. A buyer paying from funds abroad skips the Argentine FX market.
  • Property bought before 2018, or owned by a company. The exemption covers only individuals' art. 99 property; foreign companies are taxed (ITL arts. 102 to 104(h)).
  • Your tax ID. Art. 6 ter (a) names clients with a CDI or CIE. Non resident individuals now get a CUIT through a representative; whether the cap applies to them is not stated (unconfirmed).

Worked examples

A foreign owner living abroad (a non resident under point 6.5.1) sells a CABA apartment bought in 2019 for US$ 150,000. Pesos at dólar MEP ARS 1,563.90 per US$ on 23 Oct 2026, a (dólar MEP selling rate (dolarapi.com)) (unconfirmed), see /data/mep/. Price in pesos: 150,000 × 1,563.90 = ARS 234,585,000.

Step or item Time Cost ARS Cost USD
Income tax on the gain (Decree 406/2026 art. 2) n/a 0 0
Representative requests ARCA withholding certificate (RG 2139 arts. 20, 27) At least 20 calendar days before deed not stated not stated
CABA stamp tax, 3.5% of ARS 234,585,000 (seller half by custom) At deed 4,105,237.50 2,625.00
A. Paid in dollars abroad by the buyer Same day 0 0
A. Paid in dollars into a local account, then wired abroad (point 3.14.1) 1 to 2 days (unconfirmed) bank fee bank fee (unconfirmed)
B. Paid in pesos, official market Needs BCRA approval (point 3.13.1) n/a n/a
B. Paid in pesos, CCL bond trade to own foreign account At least 2 business days (two lots) broker fees + spread (unconfirmed) broker fees + spread (unconfirmed)

Step by step.

  1. Tax: art. 99 property (bought after 2017), sold after 1 January 2026, so the gain is exempt.
  2. Stamp tax: ARS 234,585,000 exceeds ARS 226,100,000, so CABA charges 3.5% on the whole base (CABA Law 6.927 Annex art. 34): ARS 8,210,475 (US$ 5,250). Both parties are jointly liable; a 50/50 split is custom, not law (unconfirmed). Seller half: ARS 4,105,237.50 (US$ 2,625).
  3. Scenario A, dollars: the seller nets US$ 150,000 minus 2,625 = US$ 147,375 before bank fees.
  4. Scenario B, pesos: ARS 234,585,000 is above the ARS 200,000,000 daily cap, so the CCL takes at least two trading days, each lot held 1 business day. At a CCL equal to MEP (a proxy; CCL is usually a different price (unconfirmed)), 234,585,000 ÷ 1,563.90 = US$ 150,000, less the stamp tax share = US$ 147,375 before broker fees and price movement.

Cost to do it: about US$ 2,625 stamp tax (seller half), bank or broker fees not set by any official source, no capital, 3 to 4 weeks of lead time.

Practical traps

  • Assuming 3.14.1 works for non residents. Point 3.14.1 says "personas humanas" without "residentes", but nothing in the text confirms banks will wire a non resident's dollars abroad under it (unconfirmed). Payment abroad avoids the question.
  • Carrying the cash out. Foreign cash of US$ 10,000 or more cannot leave as baggage; it must go through authorised entities (ARCA RG 5659/2025 arts. 2, 3; Decree 1570/2001 art. 7).
  • Missing the 20 day certificate window. For sellers resident abroad the notary withholds what ARCA's certificate says, requested at least 20 calendar days before the deed (RG 2139 arts. 20, 27). ARCA has not said whether an exempt individual still needs it (unconfirmed). Ask the notary early.

FAQ

Can I wire pesos abroad and convert them there? Not through the official market without BCRA approval (point 3.13.1). Use the CCL or price in dollars.

Is the CCL legal? Yes. It is a securities trade through a CNV registered broker, settled by cable to your own account (point 4.3.2.2).

Does selling via CCL block me from the official market later? Clients other than resident individuals who sell securities for dollars cannot use the official market for 90 calendar days unless they declare otherwise (points 3.16.3.1 and 3.16.3.2).

Do I need an Argentine bank account? Only if you are paid locally. Non residents usually need a CUIT through a representative (bank account question).
